What Every Mumbai Homebuyer Should Check Before Booking a Flat

Buying a home in Mumbai is one of the biggest decisions a family will ever make. It deserves more than a quick site visit and a good brochure. It deserves a checklist.

Every year, thousands of Mumbai homebuyers fall in love with a sample flat or a sea-facing render, sign the booking form, and only later discover the questions they should have asked first. A trustworthy developer welcomes those questions. A trustworthy home stands up to scrutiny.

Here is what every serious homebuyer in Mumbai should check before booking — and why it matters.

1. Is the Project RERA-Registered?

This is non-negotiable. The Real Estate (Regulation and Development) Act exists to protect buyers, and every legitimate residential project in Maharashtra must carry a RERA registration number. This single detail tells you the project's timelines, layouts, and approvals are on public record — not just promises in a sales brochure.

Ask for the RERA number. Look it up yourself on the MahaRERA portal. A developer with nothing to hide will hand it over without hesitation.

Why this matters more than it seems

RERA registration also means the developer is legally bound to deliver what was promised, within the timeline declared — and is liable if they don't. It shifts the power back toward the buyer.

2. Who Is Actually Building This — and For How Long?

A glossy website can be built in a week. A reputation cannot. Before booking, look into how long the developer has been in business, what they've delivered before, and whether past buyers are satisfied years after possession — not just at the time of handover.

A group with decades of presence across industries, not just real estate, often brings a different kind of discipline to construction — one built on accountability that predates the current project.

3. Location: Beyond the Brochure Description

"Five minutes from the station" can mean very different things depending on traffic, walkability, and time of day. Visit the location yourself, at a realistic hour, and check:

  • Actual commute time to your workplace or your children's school
  • Proximity to hospitals, markets, and daily essentials
  • Upcoming infrastructure projects that could affect connectivity or value
  • The neighbourhood's character — is it the kind of community you want to be part of for the next 20 years?

4. Construction Quality and Materials

Renders and show flats are designed to impress. The real test is in what's used behind the walls. Ask about the structural design, the brand and grade of materials used for plumbing and electricals, and whether the project uses modern construction techniques or cuts corners that won't be visible until years later.

If possible, visit a completed project by the same developer. How a five-year-old building has aged tells you far more than a brand-new show flat ever can.

5. Amenities — Promised vs. Delivered

Infinity pools, open-air theatres, and landscaped lawns look wonderful in marketing material. The real question is whether they're actually built, maintained, and functional once residents move in. Ask current residents of the developer's completed projects how amenities have held up — not just how they looked on launch day.

6. Payment Transparency

A reputable developer will lay out the entire payment schedule clearly — linked to construction milestones, with no hidden charges that surface later. Be wary of pressure to pay large lump sums upfront with vague justification. Transparency in payment terms is often the clearest early signal of how the rest of the relationship will go.

7. Will They Still Be There After Handover?

The real test of a developer isn't the day you get your keys — it's the years after. Ask about post-handover support: how complaints are handled, how common areas are maintained, and whether the developer stays engaged with the community they've built, or disappears the moment the last unit is sold.

The questions to ask before you sign anything

What is the RERA number? What is the realistic possession date, not the optimistic one? What happens if there's a delay? Who do I call after possession if something goes wrong? If a developer answers these clearly and calmly, that's a good sign.

A Home Is a Decision for Decades, Not a Weekend

The right home isn't just the one with the best view or the most attractive price. It's the one built by a team that will still answer your call five years after handover — by a developer whose name means something in the market because of what they've actually delivered, not just what they've advertised.

Take your time. Ask the uncomfortable questions. A developer worth trusting will welcome every one of them.
